What is my total cash out of pocket?
Most of our investors are high net worth cash investors but there is always the opportunity to finance the properties to maximize cash flow. Usually an investor is required to make a 20% down payment plus standard closing costs and finance the balance.
What about the renovation?
Good news is, it’s already done and somebody is living in the property right now. Most the houses have new roofs, windows, kitchens, baths, furnaces, hot water tanks, electrical boxes, carpet and paint.
Can I see the property before I purchase it?
Yes, fly on in to Cleveland! We can hang out, meet the property management company in person, see the properties and meet my staff.
Are these properties in war zones?
No, these are generally hard working low income individuals with the hope of having stability in their life.
How many properties can I buy?
As many as I can get for you. You must act quickly, hedge funds and out of state investors are buying up properties left and right. Cleveland real estate is going up in value and the market for cheap houses is getting smaller and smaller.
What if I lose my tenant?
No sweat. Heck it’s easier to find tenants than houses! Most section 8 tenants stay in the houses a very long time because there is not a lot of section 8 housing available in Cleveland. It will be very easy to re-fill the property I usually get 20 applications a day!
